Béja is a town of civil servants, teachers and students, and they are the first to look for a flat to rent in Beja. Every new school year, staff posted to the regional directorates, the hospital or the lycées arrive without knowing the town and have to find somewhere to live within a few weeks. The delegation of Béja Nord covers the northern part of the regional capital and its extensions, with buildings of two to four storeys, house upper floors let separately and a few more recent residences.
There is little online: very few flats for rent are listed here, usually by private owners. On Houni, you call the owner directly, with no middleman. To widen the search to the other delegations, all the flats for rent in Béja governorate are on a single page, and house upper floors appear among the homes for rent in Béja Nord.
What you can rent in north Béja
The typical property is an S+2 in a small building or on the first floor of a family house, with its own entrance. The owner often lives on the ground floor, which is reassuring for upkeep but calls for a degree of discretion. S+1 flats and studios are rarer: they are aimed at young single civil servants and students at the town's higher education institutes, who are happy to share an S+2 between two or three.
On price, a flat for rent in Beja stays much cheaper than in Tunis or Bizerte. An unfurnished S+2 often rents for 300 to 550 DT a month depending on condition, floor and distance from the centre; a decent furnished one costs a little more. Listings for a cheap flat to rent in Beja usually concern older homes without installed heating, or ones in the outlying sectors.
Daily rentals: real demand, scarce supply
Many searches are for a flat to rent by the day in Béja. They come from families in town for a wedding, candidates sitting a public exam, technicians sent to a building site or to the sugar refinery during the beet campaign, and visitors stopping over on the way to Dougga or the beaches of the north coast. The town has few hotels, and short-term lets fill the gap.
The supply is still informal, though: a few owners let a furnished flat by the night or the week, often by word of mouth. When a listing like this appears, call early and ask exactly what is provided (linen, gas, heating) and whether a deposit is required on arrival.
Neighbourhoods and sectors of the delegation
The urban part, around the centre of Béja, has almost all the flats: shops within walking distance, easy access to louages and the railway station on the Tunis to Ghardimaou line, public offices nearby. This is the sector to choose if you do not have a car, and the one where owners are used to letting to civil servants for several years in a row.
The more rural sectors of Ksar Mezouar, Azra and El Mzara mostly offer houses and house upper floors, rarely flats in the strict sense. Rents are lower there, but you have to allow for the distances and less frequent public transport, especially in winter.
Winter, damp and the contract
Béja has cold, wet winters, far more than the coast. Before signing, look at the insulation, the state of the windows, signs of damp in the corners and whether there is a mains gas connection or a spot for a stove. A flat that is pleasant in September can be hard to heat in January.
For a yearly lease, ask for a written contract registered at the tax office, note the inventory of fixtures and the deposit, usually one or two months' rent. Civil servants on a new posting should start looking in July or August: at the start of the school year, the few well-placed S+2 flats go within days, and demand only eases after mid-October.
