In Zarzis, people rent a house first. The most common search, in Arabic as in French, is for houses to rent in Zarzis: a single-storey house with a courtyard, a villa floor with its own entrance, sometimes a whole villa near the sea for the summer. This page brings all these kinds of home together for the delegation, flats included: the town centre and the port, but also Chammakh, Hamadi and Hamadi Boutoufaha.
Supply online remains limited and comes almost entirely from private owners; many landlords live abroad themselves and leave the letting to a relative on the spot. You contact the advertiser directly from the listing. To compare with Djerba, Medenine or Ben Gardane, all the rentals across Medenine governorate are grouped on a single page.
The Zarzis house: courtyard, terrace and olive trees
The typical house in the delegation is low and white, built around a courtyard, on a plot often planted with a few olive or palm trees. More recent houses, built with emigration money, rise by a floor and take on the look of a villa, with a garage and a large terrace. This is the model that feeds the rental market: the owner lives on the ground floor or keeps it for summer homecomings, and lets the upper floor.
A whole house to rent in Zarzis, for a family, is easier to find on the outskirts than in the centre. In Chammakh or Hamadi, you gain in space and quiet what you lose in distance; you nearly always need a car for school, the market and work. In the centre, supply narrows to villa floors and flats, which also appear on the page of apartments to rent in Zarzis.
Two markets: summer and the rest of the year
From June to September, Zarzis lives to the rhythm of holidaymakers and returning emigrants. Houses close to the sea let by the week or the month, at prices that bear no comparison with winter, and most are booked by spring. For a summer let, ask precise questions: how many bedrooms are actually available, air conditioning, water tank, distance to the beach.
The rest of the year, demand comes from transferred civil servants, teachers, health workers and employees of the port and the free zone. They want a yearly rental, ideally unfurnished, at a rent that stays reasonable compared with Djerba. Autumn is the best season for them: owners who let over the summer then look for a stable tenant until the following spring, sometimes longer.
Students are few in Zarzis, which has no large university, and flatsharing remains marginal. On the other hand, young couples from the area often rent for a few years before building on the family plot. They look for a villa floor or a small house, unfurnished, at a stable rent, and gladly stay a long time when the landlord is accommodating. For an owner, such a tenant is often worth more than a string of summer lets, and that argument can carry weight when negotiating the rent.
What to settle before moving in
The lease: insist on a written contract, registered at the tax office, stating the term and the exit conditions, especially if the owner may want the house back in July. The deposit: one or two months' rent depending on custom, against a receipt. The meters: in houses divided into floors, water and electricity are sometimes on a shared meter, to be split clearly with the owner.
Also check the condition of the cistern or water tank, useful in summer when the pressure drops, and damp on the walls in houses near the coast. If you end up thinking of buying rather than renting, the property for sale in Zarzis gives an idea of the local market.
