Boumhel has no train station, no beach and no big shopping centre. And that is precisely why families leave Ezzahra or Hammam Lif to rent here: the streets are wide, the villas have gardens, and in the evening you hear crickets rather than the GP1 highway. The town grew on former orchards (El Bassatine means "the gardens"), between the Ezzahra railway line and the first slopes climbing towards Mornag.

The rental stock reflects that history: plenty of villas and villa floors, a growing share of small three or four storey residences, very few large blocks. On houni.tn, the listings for the delegation are grouped here, whatever the type of property.

Bel Air, El Bassatine, the Ezzahra road: where to rent

Boumhel Bel Air is the neighbourhood everyone names first. A planned subdivision, villas from the 1990s and 2000s, primary schools and pharmacies on the spot. This is where houses to rent in Boumhel are concentrated, often as a villa floor with its own entrance and a terrace.

El Bassatine, the historic core, mixes older houses, small shops and a few new builds on the last free plots. Rents are gentler there and the properties more uneven: you have to visit.

Along the road running down to Ezzahra and its station, recent residences have gone up fast. They attract couples who want a new S+2 (two bedrooms plus a living room) with parking without paying Ezzahra beach prices. To see only those residences and the flats in shared buildings, apartments to rent in Boumhel have their own page.

How much a house to rent in Boumhel costs

A house to rent in Boumhel generally falls between 900 and 1,500 DT a month for a decent S+3 villa floor, more for a detached villa with a garden and garage. S+2 units in residences start around 600 DT. These figures come from published listings and vary with the condition of the property, the floor, and whether there is a solar water heater or reversible air conditioning, two much requested features here where summers are hot and winters damp.

Furnished lets are rare. Boumhel is a town people settle in, not pass through. And if renting is only a step before buying, houses for sale in Boumhel give the measure of local prices.

What to check on site

Start with transport. Without a car, everything goes through Ezzahra station or the shared taxis on the Hammam Lif road: ask the owner how long the trip really takes, not the distance on the map. Look at rainwater drainage in the street too, because some low lying parts of the town hold water after the heavy autumn storms.

Frankly, Bel Air remains the safest sector for a family settling in for several years. El Bassatine is more interesting for a tight budget willing to do a little renovation.

Widening the search to the southern suburbs

Ezzahra, Hammam Lif, Radès and Mourouj can be compared side by side on homes for rent in the Ben Arous governorate.
