Sharing a house in Sfax often means sharing someone else's house. The owner lives on the ground floor, has fitted out the upper floor as three or four bedrooms, and lets each room separately to students or young employees. Less often, a group of friends rents a whole house and divides up the rooms. Either way, what you gain in space you lose in independence.
This page gathers listings for house and villa floor shares across the governorate, posted by owners and flatmates. The supply varies from week to week and is found mostly on the outskirts of the city, where houses are large. To compare with shared flats, more numerous in the centre, the page for flatsharing in Sfax, all types of home brings everything together.
The roads where houses are shared
The ring around the city, between the third and the eighth kilometre of the main roads, is house share territory. On the west side, on the Teniour, Soukra and El Ain roads, many houses are close to the faculties and engineering schools, and their owners have grown used to letting to students. The page for shared houses in Sfax Ouest describes this area in detail.
To the north, towards Sakiet Ezzit and the Tunis road, house shares tend to take in young professionals working in the business parks or the clinics. To the south, around the Gremda road and Sfax Sud, houses are larger and sometimes let whole to groups of four or five. Outside the city, house shares are rare: in Kerkennah, a few houses take in seasonal workers in summer, and in the inland delegations, people rather rent a room in a family home through connections.
A room in the owner's house or a whole house
A room in a house where the owner lives often costs between 200 and 400 DT a month, sometimes with water and electricity included. It is the cheapest and simplest option: no joint lease, a monthly payment, an owner who deals with breakdowns himself. In return, he sets the rules: curfew, visitors, shared kitchen or not.
A whole house rented by several people offers more freedom, and often a courtyard or a terrace, but it takes organisation. The rent on a three or four bedroom house on the outskirts, once shared, works out at a share comparable to a room in a family home, with bills on top. Someone has to keep the accounts and talk to the landlord on everyone's behalf.
What changes compared with a flat
A Sfax house has its own quirks: a tank on the roof that runs dry in summer, sometimes a single water heater for the whole floor, a garden or courtyard that someone has to look after. Ask who takes care of it. Electricity bills climb fast with several air conditioners; a sub meter per floor avoids arguments.
The neighbourhood matters too. In residential streets, neighbouring families quickly notice comings and goings, and a landlord who receives complaints does not renew. A quiet flatshare keeps its house for several years. For getting around, look at the nearest bus line and how often it runs in the evening: beyond the fifth kilometre, many flatmates end up car sharing or buying a scooter.
What to settle before moving in
Ask for something in writing, even a simple one, stating the rent for the room, the deposit, what is included and the planned departure date. For a whole house, have all the flatmates named on the lease, or at least a signed agreement between you on how the rent and the deposit are split.
Visit by day and by night if possible: street lighting, evening transport, the real distance to the bus stop. If you finally prefer to rent a house for yourself or your family, the houses for rent in Sfax are on a separate page.
