In M'saken, commercial property is handed down more than it is sold. The street-level ground floor belongs to the family living upstairs, the shop has been let to the same trader for twenty years, and a sale is an event: an inheritance being divided, a permanent move abroad, a trader who has built new premises on the main road and is letting the old one go. Supply is therefore rare, irregular, and mostly posted by private owners.
This page gathers what is for sale in the delegation in the way of commercial premises, depots, workshops and offices. On houni.tn, the reader deals directly with the owner, with no middleman. For lack of choice locally, all the offices and shops for sale in Sousse governorate widen the search to Sousse, Sahloul, Kalaa Kebira and Enfidha.
Shop units: centre, main roads and neighbourhoods
A unit in the old centre is small, often under 40 m², and its value lies in its location: near the market, on a shopping street where footfall does not drop off in the evening. It sells at a high price per square metre, sometimes with a tenant in place, which means buying an income rather than premises to run.
Units on the main roads to Sousse, Kairouan and the motorway interchange are larger, 60 to 300 m², with a shop window on the road and parking in front. These are the ones that interest furniture, tile and household-appliance retailers and car dealerships, and their price reflects their visibility. In the residential districts, Ettouara Sud, Ennour, Borgine or Habib Thameur, the commercial ground floor is sometimes sold with the floor above, the classic arrangement for a trader who lives over the shop. A well-placed neighbourhood unit often changes hands for between 100,000 and 250,000 DT (Tunisian dinars); prime locations go well beyond that, with no reference price possible, so much do situations vary. Agencies are rarely active in this segment: most deals are negotiated privately, often after a first approach to the sitting tenant.
Depots and sheds: the motorway advantage
M'saken has an interchange on the A1 and sits on the Kairouan road, halfway between the port of Sousse and the interior. For a wholesaler, a haulier or a building-materials maker, a shed of 300 to 1,500 m² on the edge of the municipality is a rational purchase, cheaper than in the Sousse industrial zones and better connected than Kairouan. These properties nearly always sell between professionals, but some appear on listing sites when a family business closes or moves.
Two factors drive the price: the zoning of the land, industrial or agricultural, and lorry access. A shed built on farmland without authorisation sells at a discount and cannot be financed; check the building permit and, where relevant, the operating licence. For anyone who wants to put up their own building, the land for sale in M'saken sometimes includes roadside plots.
Sitting tenant, title and permitted use
Buying occupied premises means taking over the current commercial lease, with its terms, its rent and the tenant's right to renewal: read it before making an offer, and work out the yield on the actual rent, not the hoped-for one. If the unit is vacant, check that its commercial use is lawful, that the electrical connection suits the planned business and that the land title clearly separates the unit from the home above it; in a family house, that is not always the case.
As with any property in M'saken, make sure all the heirs sign or have given a power of attorney, and ask for a recent extract from the land registry. A buyer who wants to test a business before investing in the property will find the premises to rent in M'saken on a separate page.
