Buying commercial premises in Nabeul governorate rarely serves a single goal. Some buyers want to stop paying rent on the shop where they already work. Others invest savings, often earned abroad, in a let unit that brings in money every month. Others still buy a seasonal spot in Hammamet or Kelibia, knowing that most of the income will come in three months.
This page brings together the shops, offices, practices, depots and ground floor units for sale in the governorate, posted by owners and agencies. You deal directly with the seller. Supply is irregular, richer in Nabeul and Hammamet, much thinner in the inland delegations, where these properties often sell without a listing.
Premises, business, let unit: know what you are buying
The first distinction is legal. Buying the premises means buying the unit itself, with its title. Buying a business (fonds de commerce) means taking over an activity, its clientele and its right to the lease, without owning the property. Listings sometimes mix the two: ask which one is for sale, and if it is a business, ask for the current lease and the owner's consent.
The third case is a unit sold with a tenant in place. A commercial tenant who has been there for years enjoys strong protection, and the buyer takes over the lease as it stands. That suits an investor looking for steady income, much less someone who wanted to move in. Ask for the rent, the date of the last review and how long the tenant has been there.
Nabeul and Hammamet: town centre versus season
In Nabeul, the most sought after premises are in the centre and on the main avenues, where shoppers from the market and the administrations pass by. Ground floor units in recent residences, on the Hammamet road or in Dar Chaabane, are easier to find and suit pharmacies, agencies and practices. The offices and shops for sale in Nabeul cover both markets.
Hammamet follows a different logic. A unit in the tourist zone or in Yasmine Hammamet is valued on its summer takings, not its winter clientele. The price can seem high for the floor area, but it reflects what the location earns in July and August. Look at the premises for sale in Hammamet while always asking yourself what the business does in February.
Kelibia, Hammam El Guezaz, Grombalia: narrower markets
In Kelibia, activity revolves around the fishing port, the town centre and Mansoura beach. Businesses linked to fishing, restaurants and summer holidays sell there at more reasonable prices than on the south coast. The commercial premises for sale in Kelibia and those in Hammam El Guezaz, smaller and more seasonal, are worth reading together.
Grombalia, at the gateway to Cap Bon, draws a different demand: depots, workshops, units on the main road for building materials, car parts or farm equipment businesses. The depots and premises for sale in Grombalia interest companies that want to stay within reach of Tunis without paying its prices. Soliman and Bou Argoub play a similar role, with sparser supply.
In the small inland towns, Menzel Bouzelfa, Beni Khalled or Menzel Temime, the few units put up for sale are ground floor shops beneath a family house. Prices are low, but resale is slow too: buy them to work in, not to speculate.
Title, co-ownership and permitted use
A ground floor unit in a building is part of a co-ownership. Ask for the rules, the share of service charges and any restrictions: some residences ban restaurants or noisy activities. Check that the title does state a commercial or professional use; a garage or an apartment turned into a shop without authorisation can cause problems when you come to trade or to sell.
As with any property in the governorate, check at the land registry that there is no joint ownership or mortgage, and have the deed drawn up by a notary or a lawyer. If buying is not yet on the cards, renting offices and shops in Nabeul governorate lets you test a location before buying the premises.
