Offices and shops for sale in Monastir

3 listings found

In Monastir governorate, people buy premises for two very different reasons. Some want to work there: a doctor who no longer wants to pay rent, a long-established shopkeeper buying the walls, a garment maker who needs a workshop of their own. Others are looking for an investment, a let shop that brings in a regular income, often bought by Tunisians living abroad or by retirees from the region.

The listings on this page are for sale: shop premises, offices, open-plan floors, workshops, storage units and sometimes businesses as going concerns. They are posted by owners and agencies, with direct contact. Supply is thin and irregular, more plentiful in the city of Monastir and in Ksar Hellal, almost confidential in the small delegations.

Monastir: ground floor retail and offices

In the city, premises for sale are found mainly at the foot of recent buildings, delivered by developers with ground floor commercial units, and in the old streets of the centre. The former are new, regular in shape and easy to fit out, but their footfall depends on how the neighbourhood develops. The latter benefit from an established flow of passers-by, with often narrow floor areas and shopfronts in need of work. Around the university hospital and the faculties, office floors converted into medical practices sell well.

In Skanes, buyers have to deal with seasonality: premises that are very profitable in summer may stay closed for part of the winter. The page for premises for sale in the delegation of Monastir covers these areas in detail.

Ksar Hellal, Moknine, Jemmal: production space

In the textile towns, a large share of the business property for sale consists of workshops and storage units. Price depends less on footfall than on usable floor area, ceiling height, truck access and connected electrical power. A workshop in a residential area may be cheaper, but it exposes you to neighbour complaints and restrictions on working hours. The commercial premises for sale in Ksar Hellal show this mix of shops and business buildings well.

Moknine and Jemmal offer the same type of property on a smaller scale. In industrial zones, buying a built plot often follows rules specific to the zone developer, which you need to read before committing.

On the coast, from Ksibet El Mediouni to Bekalta, sales are mostly ground floor shops in family houses, cafés and premises linked to the Teboulba fishing port. The interior, around Zeramdine, Beni Hassen or Bembla, occasionally offers a roadside unit or an olive-related shed. Prices are low there, but resale takes time.

Walls or business: know what you are buying

A listing for premises for sale can mean three things: the walls alone, vacant; the walls occupied by a sitting tenant; or the business as a going concern, meaning the customers, the trading name and the leasehold right, without the walls. The difference in price is considerable, and so are the risks. Walls let to a long-established shopkeeper bring in an income, but the tenant enjoys protection that limits your freedom to recover the premises.

Always ask for a copy of the current lease, the rent actually received and the payment history. A business is bought with an inventory, the operating licences and proof that the landlord accepts the new operator.

Checks specific to business premises

Check that the land title clearly states commercial use or that the unit appears as such on the building permit. A garage turned into a shop without authorisation causes problems at resale and when applying for a trading licence. Check the electrical compliance, waste water drainage for a restaurant, and access for people with reduced mobility for a medical practice.

If buying seems premature, renting first lets you test a location: the premises for rent in the governorate can be compared on a separate page, and the national page for offices and shops for sale in Tunisia widens the comparison to Sousse and Mahdia.
