Land and farms for sale in La Marsa

5 listings found

In La Marsa, bare land has become a rarity. The delegation is almost entirely built up, from the corniche to Marsa Erriadh, and the last free plots are on the heights of Gammarth, in a few pockets of Sidi Daoud and Marsa Hadayek, or out towards El Bahr El Azrak and Errmila. More often than not, the land you buy here already carries an old house that will come down.

Land for sale in La Marsa online on this page is scarce, changes from one week to the next, and is mostly posted by private owners or heirs. Farms barely exist in a delegation this urban. For a wider choice, see all the land and farms for sale in the Tunis governorate, and think about the neighbouring delegations of the Ariana governorate for larger plots.

Gammarth Supérieur and the heights: sea view land

Land for sale in Gammarth is the most sought after purchase in the northern suburbs. The plots in Gammarth Supérieur, on a subdivision with roads and utilities, take upmarket villas, and those looking over the gulf come at a steep price: at the best addresses, a square metre of land costs more than a square metre of flat in many Tunis districts. Plots often range from 400 to 1,000 m².

Watch out for the Gammarth forest and the protected areas around it: a wooded plot, or one on the edge of forestry land, may be impossible to build on, whatever the listing promises. Ask for the site plan and have a surveyor check it.

Sidi Daoud, Hadayek and the house to knock down

In Sidi Daoud, Marsa Hadayek and Marsa Erriadh, land mostly sells with something already on it. A 1970s or 1980s house on 400 or 500 m² is worth less for its walls than for what you can build in its place: a new villa, a pair of semi-detached villas or a small residence. These properties show up among the houses for sale in La Marsa, and that is often where to look for buildable land in La Marsa.

What sets the value is the planning code: number of storeys allowed, plot ratio, setbacks. A plot cleared for R+2 is not worth the same as one capped at R+1. Before making an offer, ask La Marsa municipality which zone of the development plan applies to the parcel. Ask for a planning certificate too, which states in black and white what you will be allowed to build.

El Bahr El Azrak and Errmila: the last affordable prices

Around El Bahr El Azrak and Errmila you still find smaller plots, at prices nowhere near Gammarth. The buyers are families who want to build their own house in the delegation, or small developers. These low lying areas have flooded in heavy rain: look at the slope of the street, the storm drainage and whether the sewer network reaches the plot.

The rest of the delegation has little free land, and a well placed plot of land in La Marsa is often sold before it is even advertised, through word of mouth in the neighbourhood. If you are aiming at these areas, let people around you know what you are after, and check the page often: private sellers post without warning, and the best plots go within a few weeks.

Title, utilities and access

A building plot in La Marsa without its own land title is asking for trouble. Insist on a recent certificate of ownership, check there is no mortgage and that all the heirs agree if the plot comes from an inheritance. Have the boundaries marked and check the actual access to the public road, which must appear on the title.

Check how close the STEG, SONEDE and ONAS networks are as well: connecting an isolated plot on the heights is costly and slow. If what you want most is to move in quickly, all the homes for sale in La Marsa offer properties ready to live in.
