Land in the Tozeur governorate is split between two worlds. On one side, the old oases, divided into small palm gardens that have been irrigated for centuries through a collective water-sharing system. On the other, everything built up around them: building plots in the towns' new districts, farms planted more recently on boreholes, bare land along the roads. Land for sale in Tozeur can therefore mean a plot of deglet nour palms as well as a neighbourhood plot meant for a house.

Sellers are almost all private individuals, often heirs. Published supply remains limited and varies from week to week, and many sales are still concluded through family networks. This page gives an overview of the governorate to guide your search before you move on to the delegation pages.

Degach and Tozeur, the two great producing oases

Degach is one of the most agricultural delegations of the Jerid, focused on deglet nour, the date that made the region's name. It has gardens in the old oasis and more recent extensions, with larger plots planted in rows. The page of land and farms for sale in Degach details these two markets.

Around the governorate seat, the Tozeur palm grove mixes productive gardens with plots that have become places for walks or tourism. Sales there also include building plots in the expanding neighbourhoods, where the price per square metre bears no comparison with that of an oasis garden. The land for sale in the delegation of Tozeur separates these two categories.

Nefta, El Hamma, Hazoua and Tameghza

Nefta has its own palm grove, organised around the Corbeille, with old gardens often heavily fragmented by successive inheritances. El Hamma du Jerid, to the north, has its springs and smaller gardens. Towards the Algerian border, Hazoua has more recent irrigated schemes, where plots are larger and farming more mechanised. Tameghza, at the foot of the mountains, has foothill oases fed by springs, with land that rarely appears on the online market. In these delegations, each sale is judged case by case, and the seller must be able to say where the water comes from.

For a building plot, the logic is reversed: you look for proximity to schools, shops and utilities, and it is the town of Tozeur, then Nefta, that hold most of the supply. A plot on the edge of the palm grove is tempting, but check that it can actually be built on before you fall for the view.

What sets the price of a palm grove

A palm grove plot is valued less by square metres than by the number of palms, their variety and their age. A deglet nour garden in full production is worth much more than a garden of common varieties or of old trees that need replacing. Ask for the list of palms, the volumes of the last harvests and how they were sold: selling the crop on the tree to a trader, common in the Jerid, gives a fairly reliable idea of the income.

Visit preferably between autumn and early winter, at harvest time, when the bunches are visible and the real condition of the trees cannot be hidden. Also look at the irrigation channels, the upkeep of the soil and signs of salinity, which are more marked near the chott.

Water, land use and title

Water is the first check. In the old oasis, the plot is sold with a water turn managed by a farmers' association: have its frequency, duration and annual cost specified. In the extensions, the farm depends on a borehole: check that it is declared to the agricultural services and that it really belongs to the plot being sold.

Land use is the second. A plot inside the urban development boundary or in an approved subdivision can be built on with a standard permit; an agricultural plot cannot be built on without a change of land use, a long procedure that is often refused. A foreigner cannot buy agricultural land in Tunisia. Finally, oasis gardens are often held jointly: all heirs must sign, and the title must be checked at the land registry before any payment. Those who would rather skip the building work will find ready-to-live-in properties among the houses for sale in the governorate.
