In Sfax, the land comes before the house. Most families first buy a plot, then build over several years, at the pace of their means. That is why land for sale remains one of the most sought after products in the city, and Sfax Ouest, with its roads reaching into the old belt of jnens, accounts for a good share of it.
The listings on this page mostly come from private sellers: heirs dividing a jnen, owners splitting a plot, more rarely developers of housing estates. You call the seller directly. To compare with Agareb, El Aïn or Thyna, where plots are larger, all the land and farms for sale in the Sfax governorate are on a single page.
From urban plot to planted jnen
On the first kilometres of the Soukra and Menzel Chaker roads, around Merkez Chaker and Cité El Habib, supply consists of building plots of 150 to 400 m², on estates or cut from former properties. Utilities are generally in place, and the land sells for a family house with an upper floor, sometimes for a small building.
Further out, towards Soukra and Oued Errmel, you find larger plots, often planted with olive, almond or fig trees, sometimes with an old borj, the summer house of Sfaxian families. These jnens are sold whole or in pieces. They appeal to those who want a villa surrounded by greenery, but they are also the plots where checks matter most.
The price per square metre drops sharply with distance from the centre and the lack of utilities. An estate plot and a planted parcel at the end of a dirt track have nothing in common, even two kilometres apart.
Buyers are mainly Sfaxian families who want to build their house, emigrants preparing a return and a few small developers looking for a well placed plot for a three or four storey building. Competition is fierce for titled, serviced plots on the first kilometres, much less so for distant farm plots.
Land use: the first question
A plot is only "buildable" if the municipality's urban development plan classifies it as a residential zone. Part of the jnens in western Sfax remains classified as agricultural land, where you cannot build freely, or only within strict limits. Before any discussion, ask the municipality for a land use certificate, and check that no easement or future road reservation crosses the plot.
On an estate, ask for the approval order and check that the plot sold matches the plan. For a plot divided outside an approved estate, be aware that a building permit may be refused if the division was not authorised.
Land title, access and water
Many jnens belong to several heirs and rest on a shared parent title. Insist on a recent ownership certificate, the written agreement of all co-owners, and a surveyor's plan marking out the piece being sold. A titled plot for sale in Sfax is easy to finance and resell; land under an old deed takes more time and caution.
Check access: a plot served by a private track depends on the goodwill of the neighbours. On water, find out whether connection to the SONEDE network is possible; failing that, whether there is a well or a cistern. For farmland, the quality of the well water matters as much as its depth.
Build or buy ready built
The calculation is often made as a family: a plot and a build spread over several years, or an existing house to renovate. The houses for sale in Sfax Ouest give a rough idea for comparison, and all the property for sale in the delegation shows what already exists in the same areas.
