Mahres is the small coastal town south of Sfax, on the Gabès road, known for its long beach, its fishing port and its visual arts festival that covers the walls with murals every summer. Behind the town, the delegation runs inland into a landscape of widely spaced olive trees, isolated farms and dead-straight tracks, typical of southern Sfax.
Land for sale in Mahres can therefore mean two very different things: a building plot in town or near the sea, or a farm plot inland. The supply varies from week to week and is posted mostly by private sellers, whom you contact directly. To compare with Agareb, Skhira or Sfax Sud, all the land and farms for sale in Sfax governorate give the overall view.
The seaside: land for a summer house
Mahres is a beach for the people of Sfax. Many city families have a holiday home there, and demand for lots near the sea stays strong, especially in spring, when people get ready for summer. Front-line plots are rare and expensive; a few streets back from the shore, prices become more reasonable again, and that is where most recent houses are built.
Before buying near the sea, check the distance to the shore and the boundary of the public maritime domain, where building is regulated. Also make sure the plot lies in the urban zone of the development plan, connected or connectable to water, electricity and sewerage. Listings on the Mahres town land page mainly concern this sector.
The inland side: olive groves and farms
Inside the delegation, the land turns agricultural again. Dry-farmed olive groves dominate, with very widely spaced trees in the Sfax tradition, over several hectares. There are also farms with a house, sheepfold and cistern, bought by local farmers or by Sfax families wanting to invest in land and harvest oil for the household.
Farmland stays farmland: you cannot freely build a residence on it. If your project is a house, do not be won over by a cheap plot "a stone's throw from the tarmac"; ask for the zoning certificate before anything else.
Land title, joint ownership and water
The same file applies to both types of land: a recent certificate of ownership issued by the land registry, identification of all the heirs if there is joint ownership, and a check of the whole by a notary or lawyer in Sfax. Joint ownership is common, and a sale signed by only some of the owners does not protect you.
For a farm plot, water is decisive. Authorised well, summer flow, depth, salinity: near the coast, the aquifer can be brackish. Without water, the plot remains a dry-farmed olive grove, and its price should reflect that.
Choosing the right moment
For a lot near the sea, competition is strongest in spring and early summer; autumn and winter, once the season is over, are more favourable for negotiating. For an olive grove, visit during the winter harvest, then come back in summer to see the plot at its driest and check access.
Whatever your project, do not rely solely on the listing's description for the distance to the sea or the centre. Make the trip on foot or by car, in summer if possible, when the town fills with holidaymakers and traffic changes. Also ask the neighbours about housing estate or road projects planned around the plot: a new road can add value to land, whereas a nearby business park can reduce its appeal for a holiday home.
