In Hammamet, the blue title is worth almost as much as the location. Land for sale in Hammamet with a registered land title (the titre bleu, the individual freehold deed), an approved subdivision plan and mains connections at the boundary sells without argument; the same plot held under an old Arab deed or jointly between cousins waits for years. So before discussing price, ask for the title number and go and check it at the Nabeul land registry.

Few plots are left in town
Land for sale in Mrezga has become rare. The AFH subdivision is almost entirely built up, and the remaining plots, often 300 to 500 sqm, sell at prices well above 1,000 TND per sqm on the tourist road side. The AFH rules are specific about height, setbacks and site coverage, so look them up before picturing an apartment block where only a villa is permitted.
In Hammamet Nord, between the medina and Mrezga, plots almost always come from demolishing an old villa or splitting a large garden. They are expensive, well placed, and sometimes burdened with a right of way. A surveyor and a property lawyer cost less than a dispute with the neighbour.
Baraket Essahel, Bir Bouregba, Sidi Jedidi: more square metres
Affordable land in Hammamet is found to the south and west. Baraket Essahel, past Yasmine on the Sousse road, offers plots of 500 to 1,000 sqm in recent subdivisions, often priced between 250 and 500 TND per sqm depending on distance from the sea. Buyers build villas with a pool for summer letting, or a main home away from the town centre traffic.
Bir Bouregba, around the station and the motorway exit, and Sidi Jedidi, on the Zaghouan road, go lower still: plots under 200 TND per sqm, sometimes with an orange grove alongside. That is where most family house projects get built by people who work in Hammamet without being able to buy there. Check that the plot really falls within a buildable zone on the municipal development plan; at Sidi Jedidi part of the land remains agricultural and cannot take a house.
Farms and agricultural land
The hinterland of Hammamet, from Sidi Jedidi up to the foothills of Zaghouan, is citrus, olive and greenhouse country. Farms sell with their well, their water right and sometimes a caretaker's house. The price is worked out per hectare and depends first of all on the borehole: a dry well or a falling flow rate wipes out half the value. Ask for the last STEG bill for the pump and, if you can, a pumping test.
Agricultural land does not become buildable simply because you would like it to. A change of land use goes through the municipality and the Ministry of Agriculture, and it is rare. Buy a farm for what it is.
What the buildings next door are worth
To judge whether building is worth it, compare with what already exists.
