The Zarzis peninsula is olive country. Before tourism and the port, the delegation's wealth was counted in olive trees, planted in widely spaced rows on dry, sandy soil, and much of the land still sells in that form: a family olive grove, shared among heirs, part of which ends up as building plots. That is what lies behind the search for land for sale in Zarzis, the most frequent one on this page.
The online supply is small: two listings were posted on the day of our survey, both by private sellers. Most sales still happen between families and neighbours, but sellers living abroad increasingly go through listings. To compare with Djerba or Ben Gardane, all the land and farms for sale in the Medenine governorate can be browsed on a single page.
Building plot, olive grove or plot near the sea
Three types of property recur. First, the building plot, on the edge of the centre or in areas being built up, such as Chammakh, Hamadi and Hamadi Boutoufaha: plots of a few hundred square metres intended for a family house. This is what emigrants preparing their homecoming house look for, as do young couples from the region.
Next, the olive grove, over larger areas, with trees that are sometimes old. It interests those who want an income from oil, a farming project or simply a land reserve. Finally, the plot near the sea, the most expensive and most debated: many searches target seafront land for sale in Zarzis, but the coastal strip is subject to strict rules, between the maritime public domain and areas zoned for tourism, and a well-placed plot is not always buildable for a house.
Land use, title deed and water access
Before talking price, ask the seller for the land's designated use in the development plan: residential, agricultural or tourist zone. Agricultural land cannot be built on freely, and changing its designated use is long and uncertain. The Zarzis municipality can tell you about the plan in force.
The title deed is the second point. Many olive groves are still held in undivided shares among brothers and cousins, sometimes with heirs settled in France or Libya. A sale without the written consent of all the co-owners is fragile. Check the access too: a landlocked plot in the middle of the olive trees, with no public path, causes problems both when building and when reselling.
That leaves water, a major issue in the south. Ask whether the land is connected or can be connected to the SONEDE (national water company) network, whether it has a well or a cistern, and what the neighbours say about it. For an olive grove, rain alone is generally enough for the trees, but a market-gardening or livestock project needs a reliable supply.
Prices and sales calendar
Prices vary very widely with the distance to the sea, the land's designated use and the state of the title. A serviced plot in a residential zone costs far more per square metre than an inland olive grove; a plot close to the shore can reach sums out of all proportion to the rest of the delegation. Compare several listings before putting forward a figure.
For an olive grove, the number and age of the trees, as well as the yield of recent harvests, also come into the discussion. Finally, ask whether the trees are maintained and pruned, or have been left untended since the owners left.
As with the rest of the Zarzis property market, summer is the season for transactions, when emigrants come home and sign at the notary's. If you would rather buy an existing building than build, the page of houses for sale in Zarzis complements this search, and that of homes for sale in Zarzis adds the flats.
