Land and farms for sale in Mornaguia

2 listings found

Mornaguia is a place in transition. West of Tunis, on the Béja road, the town spreads a little further each year into a plain that is still largely farmed: olive trees, cereals, market gardening, livestock. Land for sale in Mornaguia can therefore be a plot of a few hundred square metres in an estate under construction or a hectare of cultivated land, and the two have neither the same price nor the same rules.

Listings come mostly from private owners and heirs, and what is listed online is still limited. On Houni, the seller posts the listing and you contact them directly. To widen the search to Tebourba, Borj El Amri or El Battan, the page of land and farms for sale in Manouba governorate gathers everything on offer.

The building plot

The most sought-after building plot in Mornaguia lies in the extensions of El Bassatine and Cité 20 Mars, or on the edge of the centre. These are plots meant for a detached house, bought by families from Tunis and neighbouring delegations who want to build at their own pace, and by emigrants preparing their return. The price depends above all on three things: whether the plot is in the urban development plan, whether roads and utilities are in place, and the title.

Be wary of unauthorised subdivisions. All around the edge of Tunis, farmland has been cut up and sold in small plots without a change of land use or a subdivision permit. People sometimes build on them, but the building permit is refused, utilities are slow to arrive and reselling gets complicated. Buildable land in Mornaguia must show up on the development plan, which the municipality can confirm.

Farmland and small farms

Outside the urban boundary, farmland sells in parcels from a few thousand square metres to several hectares, sometimes with a building, a hangar or a well: these are farms in the Tunisian sense. Buyers are farmers expanding their holding, investors betting on the closeness of the capital for market gardening or livestock, and families who want a second home among the olive trees.

Farmland is not building land. Its use is protected, and turning it into a building zone is not something an individual can decide. Buy it for what it is, at a farmland price, not on the promise of a future rezoning. Sellers who advertise land as "soon to be buildable" are betting on a revision of the development plan whose date and boundaries nobody knows; ask the municipality where things really stand before letting it affect the price.

Water, access and title

Water is the first thing to look at on a farm: an authorised well and its flow, a connection to an irrigated area, or reliance on rain alone, and the value changes completely. Ask for the well permits and have the water tested. Access matters too: a track that is fine in summer can become impassable after the winter rains, and a right of way across a neighbour's land must be in writing.

On paper, an individual land title is still the best guarantee. Much land is still held jointly by heirs or covered by a collective title. Have the title checked at the land registry (conservation de la propriété foncière) before paying any deposit. For a business project, a warehouse or a workshop, compare with premises for rent in Mornaguia before investing.

Build or buy finished

Building on a plot is often still the cheapest option for the same floor area, but it takes time and someone to oversee the site. If you would rather move in quickly, houses for sale in Mornaguia let you compare a finished property with the total cost of land plus construction.
