El Battan is a rural delegation of Manouba governorate, in the lower Medjerda valley, between Tebourba and Jedeida. Its name comes from the old hydraulic structure built on the river in the Ottoman era, and the Medjerda remains at the heart of the landscape: fertile alluvial land, orchards, vegetable and fodder crops, and dairy farms, close enough to Tunis for a round trip in a day.

This closeness to the capital gives land for sale in El Battan a particular profile. Buyers are not only farmers: there are also Tunis families looking for a weekend farm, livestock breeders and agricultural investors. The supply, posted mostly by private sellers, varies from week to week. To compare with Tebourba, Jedeida or Mornaguia, all the land and farms for sale in Manouba governorate round out the search.

El Battane and the valley land

Listings are concentrated around the town and on the valley land. The plots in the El Battane sector mix farm parcels and lots close to housing. Further from the town, agricultural properties come as fruit orchards, cereal or fodder fields, or small farms with a cowshed.

The most sought-after farmland in El Battan is flat land, close to the irrigation network, served by a road usable all year round. More distant plots, dry-farmed or sloping, cost less but need a real development project.

For a dairy farm, look at the condition of the cowshed, access for collection lorries in every season and the area available for fodder. For an orchard, count the trees, note the species and their age, and ask what the last harvest brought in. A visit with a farmer you trust is often worth more than long negotiations over the phone.

Irrigation, floods and access

Part of the lower valley land lies within public irrigation schemes. If a listing mentions water, ask exactly what kind: an irrigation outlet in a public scheme with a quota and a fee, a private well authorised by the CRDA, or a mere promise of access. They do not offer the same guarantees, nor the same costs.

The Medjerda brings fertility, but it also overflows. During major floods, some low-lying land in the valley has been under water. Ask the neighbours about the latest floods, look at the plot's position in relation to the river and the canals, and avoid planning buildings on a flood-prone area.

Farm for sale in El Battan: building rights and land protection

The temptation, near Tunis, is to buy farmland and build a villa on it. Yet the law protects agricultural land, especially in irrigated areas: building there is tightly controlled and rezoning is slow and uncertain. A farm for sale in El Battan that already has a house must have been built with a permit; ask for it and check that the existing buildings are regularised. For a house project, look instead for a lot inside the town's urban boundary and check it at the municipality.

Agricultural land can only be bought by Tunisians. A foreign buyer, even a resident, must look for an urban lot.

Title, joint ownership and notary

In the valley, land is often old family property, and joint ownership is common. Insist on the land title, consult it at the land registry office, check there is no mortgage or objection, and get the written agreement of all the heirs. If the seller mentions state land that is leased or allocated, remember that he cannot sell what does not belong to him: only a title in his name counts. Have the plot marked out, sign before a notary and have the deed registered.

The market is busiest in spring and summer, when buyers from Tunis come to visit. Winter, after the rains, is still the best time to see the real state of the tracks and how the low-lying land behaves.
