In Kasserine, buying and selling starts with land. Rather than buy a ready built house, many families buy a plot and build at their own pace, one level after another, as savings and transfers from a son working elsewhere allow. The Kasserine Sud delegation shows both faces of this market: building plots on the edge of town, and farmland further south, in areas such as Bouzguam and Meghdoudech.
Listings come mostly from owners and heirs, supply varies from week to week, and sizes range from a 200 m² plot to several hectares. On Houni, you contact the seller directly. To compare with Sbeitla, Foussana or Feriana, all the land and farms for sale in the Kasserine governorate are gathered on a single page.
Buildable land is found in the housing subdivisions and in the town's extensions to the south. A 200 to 400 m² plot in an approved subdivision, with the roads laid out and the networks close by, remains the most sought after product: it lets you build the classic family house, with a courtyard and a roof slab ready for an upper floor. Prices stay modest compared with the Sahel or Greater Tunis, but they vary a lot depending on whether electricity and drinking water are already connected.
Before committing, check that the plot really lies within the municipality's urban development plan. A plot outside that boundary, even one lined with houses, can be refused a building permit. The municipality will tell you the land use of the parcel, the building ratio and the setbacks to respect.
Moving away from town, you enter a landscape of high steppe: rain fed cereals, olive and almond trees, sheep rearing, and stretches of alfa grass on the poorest soils. This is the setting for farms for sale in Kasserine: a few hectares with a caretaker's house, a shed, sometimes an equipped well. Irrigated parcels are far more sought after, because water changes everything on soil where rainfall is irregular.
The buyer should therefore ask about water before asking about price. Is the well or borehole authorised by the regional agricultural development office? What flow does it give in summer? Is the pump connected to the electricity supply? Agricultural land for sale in Kasserine with a declared, electrified borehole is worth far more than the same area of dry land, and the gap is justified.
Land tenure in west central Tunisia is often complicated. Part of the land comes from former collective lands, allocated to families and then gradually privatised. Other land has stayed in undivided ownership among heirs for several generations, with no official division. A parcel with a land title registered at the land registry sells and can be financed without difficulty; a parcel held under a simple private deed or a certificate of possession calls for more caution.
Ask for a copy of the title or the deeds, the list of heirs who must sign, and have the boundaries checked on site by a surveyor. In sales of undivided property, the agreement of every co-heir is essential: a single absentee can block the transfer.
For agricultural land, also find out about the support and the constraints of the regional office: some land is covered by planting or anti-erosion programmes, and turning farmland into building land is never automatic. A seller presenting an agricultural parcel as buildable must be able to prove it with a document from the municipality or the administration.
Those who need a home right away, while waiting to build, will find the homes to rent in Kasserine Sud, houses and apartments together. For the others, the best time to visit is spring, when the crops show the real state of the land, or the end of summer, when emigrants back home decide to buy before leaving again.
