In Gafsa, many families would rather buy a plot and build than buy a ready-made house. You build at your own pace, a ground floor first, an upper floor later for a child, as savings and money sent home by relatives working elsewhere allow. Building land is therefore much sought after, especially where the town is expanding.
The Gafsa Sud delegation covers most of the urban area and its fringes, from the oasis to the new developments. Listings are few and come from private sellers; on Houni, you contact the seller directly. For a wider choice, particularly of farmland, see all the land and farms for sale in Gafsa governorate.
Building plots: estates and urban extensions
The most common plot of land in Gafsa measures between 200 and 400 m², in a development run by the municipality, the AFH (the state housing land agency) or a private developer. The older estates of Cité Echabab and Cité Ennour are almost fully built up; the few plots left there are rare and sell between neighbours. Most of the supply today is in the extensions, towards Gafsa Est and Sidi Ahmed Zarrouk, where the town keeps growing.
Price depends above all on servicing: a plot with a road, water, electricity and sewerage sells for much more than one still waiting for the networks. Cheap land for sale in Gafsa is often a plot outside any development, at the edge of the urban zone, where getting connected can take years.
Plot buyers are mainly young Gafsa couples, civil servants who have decided to stay, and emigrants preparing their retirement home. The latter often buy in summer, during their stay, and then leave the build to a relative: a well-located plot with clean paperwork then sells within a few weeks.
The oasis and the farms around town
The Gafsa oasis, with its palms, pomegranate trees and tiered crops, is the historic heart of the town. The parcels sold there are small, often the result of successive inheritance splits, and depend on shared water rights. They suit people who want a family garden rather than an agricultural investment, and as a rule they cannot be built on.
Beyond it, the Gafsa region is known for its olive and pistachio trees. A farm for sale in Gafsa is more likely to be found in the neighbouring delegations, but agricultural plots do exist on the edges of Gafsa Sud. Their value depends first on water: a well or an authorised borehole, a connection to an irrigated scheme. A farm without a guaranteed water supply is just grazing land, and its price should reflect that. Visit at least once in summer to see the real condition of the trees and the flow from the well.
Zoning, land title and water
Before buying, check the land's zoning in the urban development plan with the municipality: farmland does not become buildable just because the seller says so. Then ask for the land title. In the governorate, some land still falls under the collective land regime or was divided long ago without registration; such properties often sell by simple deed, which complicates resale and rules out a bank loan.
For an agricultural plot, find out where the water comes from and whether the borehole is authorised by the regional agricultural development office (CRDA). For an urban plot, check the width of the access road, any easements and whether a connection to the networks is possible.
Building or buying existing property
Building in Gafsa means thinking about the climate: room orientation, roof insulation, space for the water tank. Compare the total cost, land plus construction, with that of an existing house: the houses for sale in Gafsa Sud give a useful benchmark.
