In Ghar El Meleh, the land tells the story of the place. On one side, the lagoon, the old port and Sidi Ali El Mekki beach have for years drawn families who want to build a summer house an hour's drive from Tunis. On the other, an old farming tradition: for centuries the town's gardeners have grown vegetables on plots won from the sand at the edge of the lagoon, a know-how now recognised as agricultural heritage. In between, Ousja and Zouaouine keep a landscape of fields, olive trees and small farms.
Land for sale listings in Ghar El Melh are few and almost always posted by private sellers: heirs dividing family land, owners selling a plot to fund a build somewhere else. On Houni, you contact the seller directly. For a wider choice, all the land and farms for sale in Bizerte governorate include Raf Raf, Ras Jebel, Utique and the rest of the governorate.
Building plots: the town and the beach road
Demand is strongest for building plots near the sea. Around the town and along the road to Sidi Ali El Mekki, you find family-sized plots, often a few hundred square metres, meant for a detached house with an upper floor. Seaside land for sale in Ghar El Melh is still sought after and expensive for the region: the coastline and the hill leave very little space to build on.
Before any talk of price, ask whether the plot lies inside the municipality's urban development plan, and in which zone. Part of the coast and the lagoon shore is protected, and the maritime public domain cannot be sold: a plot very close to the water may turn out to be unbuildable, whatever the listing says. A visit to the town hall, with the title number or a location plan, saves a lot of nasty surprises.
Farmland and farms towards Ousja and Zouaouine
In the delegation's hinterland, the offer is different. Farm plots are sold here from a few thousand square metres to several hectares, sometimes with a well, a shed or a small caretaker's house. Buyers are local farmers expanding their holdings, investors betting on olives or market gardening, and families from Tunis looking for a small weekend farm.
For this kind of property, the land's zoning is decisive. Land classed as agricultural does not become buildable overnight, and building a house on farmland requires a permit that is not always granted. Check the water access, whether an authorised well, a mains connection or rights to an irrigation network, as well as access by a track that is usable in winter. Low-lying land near the lagoon can flood.
The price of farmland depends less on its size than on water. An irrigated, planted and accessible plot often sells for several times more than dry land of the same size a little further away. Be wary of land sale listings in Ghar El Meleh that push the view or the nearby beach for a plot zoned as farmland: the price should reflect what you are actually allowed to do there.
Title, joint ownership and timing
Much of the land in the delegation is held jointly by several heirs, sometimes without a registered land title. Insist on seeing the title or, failing that, the deeds of ownership, and make sure every co-owner signs the sale. An extract from the land registry lets you check for mortgages and easements. A local notary or lawyer usually knows the history of the plots.
Sales tend to close in summer, when heirs living in Tunis or abroad are around. If you would rather live there for a season before buying, the houses for rent in Ghar El Meleh are a way to get to know the town, its neighbourhoods and its rhythms.
