Land and farms for sale in Bizerte Sud

2 listings found

Bizerte governorate is a land of cereals, fodder and dairy farming, and the Bizerte Sud delegation still shows it a few kilometres from the town centre. Past the last housing estates, the fields return, with family farms, olive plots and arable land. This mix, between building plots on the edge of town and genuine farmland, is what you find in listings of land for sale in Bizerte Sud.

The land shown here is published by its owners or by agencies, and you contact the seller directly. Supply varies from week to week. To compare with Mateur, Utique or Ras Jebel, see all the land and farms for sale in Bizerte governorate.

Building land or farmland: the question that changes everything

Before comparing prices per square metre, you need to know which category the land belongs to. A plot within the municipality's development boundary, near Bab Mateur or in an approved housing estate, can be built on for housing according to the rules of the development plan. A parcel zoned as agricultural, even on the roadside, cannot: you can farm it, sometimes build a farmer's dwelling within strict limits, but not freely put up a villa.

This difference explains the considerable gaps between two neighbouring listings. Cheap agricultural land in Bizerte does exist, but its price reflects that constraint. Always ask for a land-use certificate from the regional agricultural development office or the municipality before signing anything.

Louata, Sidi Ameur and the southern lands

The Louata and Sidi Ameur sectors, as listings name them, lie on the more rural side of the delegation. On sale there are parcels of a few thousand square metres, field-crop land of several hectares and farms with buildings, a cowshed or a shed. Buyers are local farmers expanding their holdings, livestock breeders, but also families from Bizerte or Tunis who want a small farm for weekends and holidays.

For a farm, water decides everything. An authorised well, a declared borehole, a connection to an irrigation scheme or to drinking water make a holding's value far more than its size. Ask for the well permit, the actual flow rate and, if there is one, the contract with the agricultural development group.

Plots on the edge of town

On the urban side, listings mostly concern family-sized building plots, often resulting from heirs dividing up an old agricultural parcel. Check three things: access via a public road and not just a tolerated right of way across the neighbour's land, utility networks at the plot boundary (electricity, water, sewerage), and the existence of an approved subdivision plan. A plot sold off by simple division, outside an approved estate, may never obtain a building permit. Also ask about the planned road width: a setback imposed by future widening can reduce the area you can actually build on, and that detail rarely appears in the listing. Finally, compare the asking price with that of an equivalent plot in neighbouring municipalities, since the gap with central Bizerte remains the south's main selling point.

Building land in Bizerte sells faster in spring and summer, when emigrant families come home with a building project. In winter, farmland is easier to assess on a visit: you can see the state of the soil after rain and the flood-prone areas towards the lake.

Title, subdivision, notary

Much of the land in the region is still held jointly, and parcels are sometimes sold without an individual title. Insist on a recent land title extract, a boundary survey by a surveyor and the written agreement of all the co-owners. For those who would rather buy something already built, the houses for sale in Bizerte Sud offer a useful point of comparison, as does the property in the delegation.
