Houses for sale in Sidi Hassine

3 listings found

Sidi Hassine is one of the last places in the Tunis governorate where a household on a modest income can still buy a house rather than a flat. The delegation, among the most populated in the capital, was largely self-built: families from the interior of the country bought a plot, poured a slab, then added one floor after another. The result is rows of multi-storey houses packed along narrow streets in El Jaiara and around the old core of Sidi Hassine, and looser districts in Birine and Cité du 20 Mars.

The online supply of houses for sale in Sidi Hassine is thin: very few listings, mostly from private sellers. Most sales still happen between neighbours or through local go-betweens. On Houni, the seller posts the listing and you call them directly. To compare with Ezzouhour or Hrairia, all the houses for sale in the Tunis governorate fit on one page.

What you find, district by district

In El Jaiara, a house for sale is usually a family building of two or three floors on a small plot, with the ground floor lived in and the upper floors let out or kept for married children. The buyer is then paying for several homes at once, which appeals to investors after a modest but steady rental income.

The Sidi Hassine district itself, around the shops and the market, has older houses, sometimes single storey with a courtyard, built before the big wave of expansion. Birine and 20 Mars, more recent, are where the unfinished houses are: first floor slab poured, facade not rendered, interior still to fit out. They cost less and let the buyer finish to their own taste, provided the works are costed before signing.

In practice, a two storey house for sale in Sidi Hassine may be sold with tenants still living upstairs. Ask for the list of current leases, the rents and their end dates: a long-standing tenant does not leave overnight, and their rent, often low, weighs on the return. Free floors, on the other hand, let you house your own family or relet at the market rate.

Prices: ranges, not a price list

Prices vary enormously with the size of the plot, the number of floors and above all the legal situation. A single storey house or a ground floor with a slab ready often goes for 150,000 to 250,000 DT; a well placed house with two finished floors can pass 300,000 DT. That is far less than in the northern districts of Tunis, which makes the delegation a sought-after address for anyone looking for a cheap house for sale in Tunis.

The market picks up in spring and over the summer, when emigrants from the area come home and look to buy for their parents or to sell a house nobody uses any more. Autumn usually favours the buyer.

Land title, permit, joint ownership: the real issue

Part of Sidi Hassine was built without a building permit, on land sold by private deed or held jointly by heirs. Before any talk of price, ask for three things: the land title or at least the registered purchase contract, the building permit or the regularisation certificate, and the latest receipt for the tax on built property. Without a title, the bank will not lend and resale will be slow.

Be wary, too, of houses shared between heirs: one brother cannot sell the whole without the others' agreement. Have a notary or a lawyer check the file before you pay a deposit. Finally, in the low-lying streets near the Sebkha Séjoumi, ask the neighbours about flooding in recent years.

If a whole house is beyond your budget, look at the apartments for sale in Sidi Hassine. Those who would rather build will find the land for sale in the delegation.
