Houses for sale in Midoun

14 listings found

A house for sale in Midoun, meaning the town, is neither the villa with a pool on the coast nor the houch standing alone in its menzel. It is the family house of the neighbourhoods around the centre: a ground floor with a courtyard, bedrooms around it, an upper floor often added for a married son, a garage on the street. These are houses bought to live in all year, close to the market, schools and services.

The listings on Houni come from private sellers, heirs, families settled on the mainland or abroad, and from island agencies; you contact the seller directly. The page of houses for sale in Djerba Midoun also covers the villas of the tourist zone and the traditional houses of El May and Mahboubine.

Three types of house in town

In the old core, around the centre, houses are terraced and older, sometimes with vaulted rooms and an inner courtyard inherited from Djerbian architecture. They often need work, but being within walking distance of everything makes up for it.

Around it, the neighbourhoods built since the 1980s offer the most common house: three bedrooms on one level or over two floors, a garage, a roof terrace, a medium-sized plot. This is what families from the town look for, as do those coming back to settle after years in Tunis or Europe.

On the outskirts, finally, there are recent builds and houses left at the shell stage, sold by an owner who could not finish. They sell for well below a finished house and appeal to those with the time and budget to see a building project through, provided the permit is in order.

Who buys, and at what prices

Buyers are mostly island residents: shopkeepers, hotel staff, civil servants, young couples leaving their parents' home. Then there are Djerbians from the diaspora, who are preparing a return or want a base in town rather than on the coast, and a few buyers from the mainland drawn by the idea of living on Djerba all year round.

Prices in town bear no comparison with those of villas in the tourist zone: a finished house in good condition often costs a fraction of a villa with a pool, and the gap widens further for an old house to renovate. They depend mainly on the size of the plot, the state of the building, whether there is a finished upper floor and the distance to the centre. Properties near the square fetch more, those on the edges of town a notch less.

Points to check

The title first: land title, registered deed or deed of partition between heirs. Many houses in town belong to several members of the same family, and all of them must sign, including those living abroad. Then the building permit, with its plan: a floor added without approval is common and regularisation falls to the buyer. Finally water, which matters more on Djerba than elsewhere: connection to the mains, a cistern in good condition, possibly a well.

Also visit in winter, after rain: poorly sealed roof terraces and old walls then reveal their weaknesses. For a multi-storey house, check that each level has its own meters if you plan to let one. The rents charged in town, visible among the accommodation to rent in Midoun, help you gauge what a floor can bring in.

As for timing, summer brings back sellers and buyers from the diaspora, and many deeds are signed in July and August. Those who have not sold become more open to negotiation in autumn, when the island returns to its usual pace.
