Houses for sale in Djerba Houmt Souk

36 listings found

In Houmt Souk, a house rarely sells the way it does elsewhere. People talk first about the land, its title and the distance to the sea, and only then about the building. The island's main town mixes properties with nothing in common: town houses near the centre, traditional houchs in the countryside (Erriadh, Fatou, El Jouamaa) and new villas between Mellita and the airport road.

The listings published on houni.tn come from private owners as much as from local agencies. You contact the advertiser directly, which counts here: many sellers are families settled in Tunis or France handling the sale from a distance.

Town house, houch or villa

The town house, often a ground floor with a storey added later, sits around the centre, towards Taourit or Bou Melel. A house for sale in Djerba here is priced on the number of rooms and the state of the roof, not on the view.

The houch is something else. This traditional menzel, with its enclosed courtyard, domes and rainwater basin, often sells with a hectare of land planted with olives and palms. It needs work (wiring, damp, drainage), but it is the only way to own a real piece of countryside ten minutes from the port.

Then there is the modern villa. A pool, an S+3 or S+4, meaning three or four bedrooms plus a living room, white walls and blue woodwork: what the buyer typing "villa Djerba" into a phone from Lyon or Montreal is after. The Mellita subdivisions are full of them. To build instead, the plots for sale in Houmt Souk with a blue title lie mainly towards Mazraia and El Jouamaa.

Prices and the question of the blue title

Ask about the title before you view. A house for sale in Djerba with a blue title (fully registered land) can be financed by a bank and resold without surprises. A house held in undivided ownership, or covered only by a notarial deed, costs less, sometimes far less, but part of the diaspora market walks away at that stage. Foreign buyers need the governor's authorisation, and the wait runs into months.

On the numbers, a cheap house for sale in Djerba still exists in Houmt Souk, above all inland and among the houchs waiting to be restored, where prices stay well below the Midoun tourist strip. At the other end, a villa for sale in Djerba with a sea view on the Mellita coast goes for the price of a home in the northern suburbs of Tunis. Since the shoreline here is mostly port, lagoon and state land, a beachfront house in Djerba is in practice looked for towards Midoun and Aghir.

View in winter if you can. The house that charmed you in August shows its damp in January, and sellers talk more freely once the passing buyers have gone.

Who sells and who buys in Houmt Souk

Private sales dominate in the older districts and for the houchs: inheritances split between brothers and sisters, one of whom wants to sell a share. Agencies mainly hold the Mellita villas and the new schemes. A villa sold through an agency comes with clean paperwork; a house sold by the family takes more patience and a check at the Medenine land registry.

On the buying side: Djerbans from the mainland coming back, people from Tunis wanting a summer home, and foreigners, often retired French buyers, after a villa to spend six months a year in. That last group explains why a Djerba villa with a pool lets so well out of season, and why buying here is often weighed as a rental yield as much as a personal choice.
