Houses for sale in Faouar

A house for sale in El Faouar does not look like a house in the Sahel. The plot is bigger, the construction simpler, and life is organised around the courtyard and the roof terrace rather than the living room. In the delegation's towns, from El Faouar to Sabria, most houses were built by their owners in several stages, as money allowed, which makes properties very different from one listing to the next, even at similar prices.

Listings are published by private owners, often families settled elsewhere selling the house back home, and supply stays limited depending on the period. On Houni, you talk directly to the seller. To place prices in context, browse all the houses for sale in the Kebili governorate, from Douz to Kebili town.

Three kinds of house

The most common is the single storey house of the 1990s and 2000s: three or four bedrooms around a courtyard, a large reception room, a kitchen opening outside, and a roof slab often designed for an upper floor that was never built. These houses are sound when they have been maintained, and the buyer gets space at a price beyond comparison with coastal towns.

Next come more recent houses, sometimes called villas in the listings, with a rendered facade, modern tiling, a redone bathroom and a full boundary wall. They are rarer and dearer, but ready to live in. Finally, houses to finish: the shell complete, the fitting out still to do. They suit someone with time to oversee a building site, or a relative on the spot to do it.

El Faouar or Sabria: choosing the setting

In central El Faouar, a house for sale has the advantage of services: administrations, schools, a health centre, shops and transport to Douz. It is the choice of families with children and buyers who mean to live there all year. In Sabria and the outlying hamlets, on the edge of the dunes, houses are more isolated and life more rural, with the palm grove and livestock close by. Some buyers also see a winter holiday home there, when the desert climate turns mild and visitors come for the erg.

In both cases, the closeness of Douz matters: that is where the big market, the specialised services and a fuller range of shops are, and the trip is part of daily life.

A house near the main road generally resells more easily than one at the end of a sanded up track. Think about resale before buying, too: in a market this narrow, finding a buyer can take months, and an unusual property, very isolated or too big for local families, risks staying on the market for a long time.

What the price should reflect

The price of a house for sale in Faouar depends less on the district than on the state of the building and the size of the plot. Visit preferably in summer, or at least late spring, to judge the heat in the rooms and how well the courtyard shade works. Check the roof slab and its waterproofing, cracks, rendering worn by sand, the wiring, the tank and the water heater. A meter with too little capacity will need upgrading before several air conditioners can be installed.

On the paperwork side, ask for the title or deed of ownership, the building permit and the list of heirs if the house comes from an estate: all of them must sign. Land status questions, common in the region, are covered in detail on the page of property for sale in Faouar.

Renting before buying

For a buyer who does not yet know the delegation, spending a year there changes the picture: you learn which areas keep their water in summer, which streets silt up with sand, where the quiet neighbours are. The houses to rent in Faouar make that step possible, before signing for good at the notary's.
