Hammam Lif sells something the rest of the southern suburbs does not have: old villas, built between the 1930s and the 1960s, when the town was the spa and seaside resort of Tunis families and the Bey had his palace there. They stand in the streets running down from the station to the corniche, with a garden, a garage and sometimes an upper floor added in the 1970s. Many still belong to the grandchildren of the first owners, and that is where most of the house-for-sale listings come from.
The market is narrow. A few listings are online, almost all from private sellers, and a well-placed house does not stay up for long. To compare with Ezzahra, Boumhel or Hammam Chott, all the houses for sale in the Ben Arous governorate give the measure of southern suburb prices on a single page.
The old villas of the centre: charm, space and work to do
Between the railway and the sea, in Hammam Lif Ville, the typical villa sits on a 300 to 500 m² plot, with a raised ground floor, high ceilings, cement-tile or marble floors, and a garden planted with lemon trees and bougainvillea. The facade sometimes faces the Boukornine, sometimes the sea. These are houses that buyers from Tunis, and a few Tunisians living abroad, purchase to restore and live in all year round, half an hour by train from central Tunis.
Expect work. Leaking flat roofs, original wiring, cast-iron pipes: a villa habitable as it stands is rare, and a renovated villa is priced accordingly. In this area, an old house to renovate is most often negotiated within a wide range, roughly 450,000 to 800,000 DT depending on plot size and distance from the sea; an already restored villa close to the corniche frequently goes above a million. These figures move with every listing, take them as an order of magnitude.
Cité Mohamed Ali and El Malaab: the town house at southern suburb prices
On the other side of the national road, Cité Mohamed Ali offers a very different house: a ground floor built by the family on a 100 to 200 m² plot, an upper floor often unfinished, a courtyard, a garage turned into a shop. It is the entry level of the delegation, often between 180,000 and 320,000 DT, and the product young Ben Arous households look for when they want to stop renting. Sellers are owners leaving for Tunis or settling an inheritance.
El Malaab, around the stadium, and the areas climbing towards the Boukornine mix semi-detached houses from the 1980s and 1990s with more recent builds. Plots are larger, streets quieter, and some roof terraces have an open view over the Gulf of Tunis. For a villa that has one, the price quickly matches that of the centre. An El Malaab house already split into two independent floors also appeals to buyers who want to live downstairs and let upstairs.
Who buys, who sells, in which season
Buyers come in three kinds. Families from Tunis and the southern suburbs seeking the sea without La Marsa prices; Tunisians settled in France or Italy buying a holiday and retirement home; investors buying a large villa to split into floors to let to families and to students from the nearby campuses. Sellers are mostly heirs, which explains both the number of houses in undivided ownership and the slowness of some sales.
Spring and early summer see the most listings come out, when emigrants plan their stay and houses can be viewed at their best. Winter is the buyers' season: less competition and sellers more willing to negotiate, especially for a house that went through the summer without finding a taker.
Land title, joint ownership, permit: the three checks
Before any price discussion, ask for the land title and check that it matches the plot you visited, with the same boundaries. An old villa in Hammam Lif often has around ten joint owners: they must all sign, or one must hold the powers of attorney, otherwise the promise of sale is worthless. Next, the building permit, especially for floors and garages added afterwards, which are common in town; an unregularised extension weighs on the price and on the bank loan.
Finally, for a house that is already let, ask for the current lease: a yearly tenant does not leave on the day of signing. If your budget does not stretch to a whole house, the apartments for sale in Hammam Lif and, across all categories, the property for sale in Hammam Lif show what you get for less.
