On paper, El Mourouj is a land agency estate. On the ground, it is one of the few places in Greater Tunis where you can still buy a detached house with a garage twenty minutes from the centre. The first owners of the 1980s are growing old, their children have built elsewhere, and the houses of Mourouj 1, 2 and 3 are coming back onto the market one by one.

The first generation, in Mourouj 1 and 2

A house for sale in Mourouj 1 is nearly always a 1980s build on a plot of 150 to 250 m2, put up in two or three stages: the original ground floor, an upper storey added ten years later. These houses often sell with two self-contained homes: you live downstairs and let the top floor to cover the loan.

The strength of Mourouj 1 and 2 is the metro: the line 1 stops are a ten minute walk from most streets, and Carrefour barely further. Prices reflect that, and a two-storey house with the title in order rarely drops below 350,000 DT.

Where families are buying today

Further from the metro, Mourouj 3 and Mourouj 4 were laid out in the 1990s, with wider plots. A house for sale in Mourouj 3 is usually a two-storey home for a single family, with a closed garage, a small front garden and an accessible roof terrace. Mourouj 4, on the urban park side, stays slightly cheaper than Mourouj 3 for the same floor area, and both sectors hold their value on resale.

Mourouj 5, along the M'hamdia road, and Bir Kassaa, around the wholesale market, offer the cheapest houses in the delegation: simpler builds, an upper storey sometimes left unfinished, busier streets.

Mourouj 6: the villas that pull prices up

A house for sale in Mourouj 6 has little left of the estate house about it. Here you find villas from the 2000s and 2010s, two storeys with a self-contained upper floor, a fitted kitchen and sometimes a pool on the largest plots. It is the sector that has gained the most value in ten years, and a complete, well finished villa frequently goes past 700,000 DT.

Mourouj 6 is the sector you want to live in, not necessarily the one where you resell fastest. A car is compulsory, shops are thin on the ground, and the next buyer will run exactly the same calculation you did.

What the seller must show you

Three documents to ask for at the first viewing: the land title (or certificate of ownership) in the seller's name, the original building permit and, if a storey has been added, its permit or its regularisation. Many El Mourouj houses were built upwards without authorisation, and the transfer at the land registry will drag on until that is sorted. Add the registration duties and the fees of the notary or lawyer drawing up the deed to the price, and have the roof terrace waterproofing checked, the first repair item in estate houses.
