Medjez El Bab lives by the road: about sixty kilometres from Tunis, the motorway to Béja close at hand, the railway line following the valley. Many families have kept their house here while working in the capital, and others, from Tunis, buy here to get space at a price the suburbs no longer allow. A house for sale in Medjez El Bab is most often a town house with a courtyard, on a plot of 150 to 300 m², sometimes with a floor added over the years.
Supply online is thin: very few listings, usually posted by a private seller. Most houses still change hands through connections and the neighbourhood café. To compare with Béja, Testour or Nefza, look at all the houses for sale in Béja governorate. On Houni, the owner posts the listing and you call them directly.
Medjez El Bab town, Medjez El Bab Sud, El Mouatiss
Medjez El Bab town takes in the old centre, around the bridge over the Medjerda and the main shopping street, and the districts built later along the roads. The houses are terraced, single-storey or with one floor above, with frontages on the street and rooms opening onto an inner courtyard. Some old dars (traditional courtyard houses) with thick walls are sold by heirs and need the wiring and waterproofing brought up to date.
Medjez El Bab Sud has grown more recently, with housing estates dominated by detached houses and unfinished villas: slab poured, bare brick, upper floor waiting. This is often where you find a cheap house for sale in Medjez El Bab, as long as you accept finishing the work. El Mouatiss, more rural, has houses on large plots, with a garden, a few fruit trees or a pen for animals.
Who buys, and at what price
Three kinds of buyer cross paths. Local families who need more room, often civil servants, teachers or shopkeepers. Households from Tunis who accept the daily commute in exchange for a house with a garden at the price of a suburban flat. And emigrants from the region, settled in France or Italy, who buy or build for the summer and for retirement.
The calendar follows these buyers. Listings multiply in spring, viewings speed up in July and August when emigrants come home, and many sellers wait for that period to find a buyer who will pay cash. In autumn, those who have not sold are more willing to talk.
Prices stay well below Greater Tunis. A decent town house often changes hands within a range that remains modest by the capital's standards, and a villa with a garden in Medjez El Bab Sud rarely costs more than an S+2 in a sought-after Tunis suburb. The state of the building, the plot size and the title make up most of the gap between two listings. If you are also after a flat or a floor of a house, the page of property for sale in Medjez El Bab groups every category.
Title, permit, flooding: before signing
The first point is legal. Many houses in town are held jointly by several heirs; the sale needs every one of them to agree. Ask for the land title or the deeds of ownership and the building permit, and check that any added floor was properly authorised. A house built on former farmland without a change of land use can cause problems when it comes to a bank loan.
The second point is physical. The low-lying districts near the Medjerda have seen floods; look for damp marks at the bottom of the walls and ask the neighbours what happened in the last wet winters. Finally, view in summer to judge the heat, which is noticeable on this inland plain. Those who would rather build themselves will find plots among the land for sale in Medjez El Bab.
