Apartments for sale in Le Kram

4 listings found

Buying an apartment in Le Kram is often a way to settle in the northern suburbs without a La Marsa or Carthage budget. You keep the TGM, the beach and quick access to Lake Tunis and the airport, in a delegation where medium-sized blocks have gradually replaced some of the low houses.

Apartment-for-sale listings in Le Kram are few at any given moment, posted by private sellers and agencies, and you deal directly with the advertiser. To widen the search to La Goulette, L'Aouina or Ennasr, the page of apartments for sale in Tunis governorate gathers every listing in the capital.

Who buys in Le Kram

Three profiles dominate. Young couples working in Tunis or at Les Berges du Lac, for whom an S+2 (two bedrooms plus a living room) near a TGM station is a realistic first purchase. Local families leaving the parental home while staying nearby. And Tunisians living abroad who want a pied-à-terre near the sea and the airport, used in summer and let the rest of the year.

That last use matters: rental demand in Le Kram is strong, from studio to S+2, which makes a well-located apartment an investment that lets without difficulty. Investor buyers look first at the walking distance to the train.

Sidi Frej, El Bouhaira, Kram Est, Khereddine

Sidi Frej holds a good share of the delegation's blocks, with S+2 and S+3 flats in buildings of three to five storeys, mostly built since the 2000s. The El Bouhaira area, facing the lake, offers more recent developments, sometimes with underground parking and a caretaker, sought after by those who work at Les Berges du Lac.

Kram Est, towards the sea and Carthage Salammbô, has fewer blocks but a few apartments with a sea view from the upper floors, which sell for more. In Khereddine and Kram Ouest, the supply is mostly floors of houses sold separately and small old blocks: prices are lower, but the paperwork question arises more often.

On prices, stay cautious: the gap between an old S+2 with no lift in Kram Ouest and a new S+3 by the lake is considerable. Compare several listings in the same area before forming a view.

New, recent or old

New builds remain limited in Le Kram, for lack of large free plots: a few developers deliver small residences on plots where houses once stood, mainly in Sidi Frej and by the lake. Off-plan purchase exists there, but always ask for the building permit, the delivery schedule and the developer's guarantees, and if possible visit a development they have already delivered. Older property, for its part, often offers more space for the same budget, with work to plan: kitchen, bathroom, joinery. Have that work costed before making an offer, not after.

The checks before buying

In a block, first ask whether the apartment has an individual land title or still depends on the building's parent title. An apartment without an individual title can be sold, but a bank loan becomes complicated and so does resale. For a floor of a house, make sure the division has been regularised and that the building permit really covers the level concerned.

Ask the managing agent or the neighbours about service charges, lift maintenance and roof waterproofing: near the sea and the lake, damp quickly degrades poorly maintained common areas. Have the deed drawn up by a notary and check that no mortgage encumbers the property.

If you are aiming for a house rather than an apartment, see the houses for sale in Le Kram, rarer but with more space. To rent before buying and test the district, apartment rentals in Le Kram offer more choice.
