Apartments for sale in Sfax Sud

1 listing found

For a long time, buying a flat in Sfax was seen as a fallback: a Sfax family wanted its own house, its own wall and its own roof terrace. Things changed with the price of land. Along the first kilometres of the Gremda road and around El Ain, developers have built blocks of three to five storeys, and the new flat has become the first purchase for many of the city's young couples.

The listings for apartments for sale in Sfax Sud posted here come from developers, agencies and private owners reselling, and you contact the advertiser with no middleman. Supply varies with the projects under way; to compare with the centre or Sakiet Ezzit, all the apartments for sale in Sfax governorate can be browsed on a single page.

What is on the market

The dominant product is the S+2 (two bedrooms plus a living room) of 90 to 110 m² in a recent development, followed by the S+3 aimed at families. Developments on the Gremda road highlight the lift, underground parking, sometimes a room for the building management. Further out, towards Khazanet or El Afrane Nord, flats in developments become rare and what you mostly find is villa floors sold separately, with their own title or, more often, in family co-ownership that still has to be regularised.

Prices remain below those in Tunis for a comparable floor area. A new S+2 in Sfax Sud often goes for between 200,000 and 300,000 DT (Tunisian dinars) depending on finish and location, an S+3 a little more; these orders of magnitude shift from one year to the next and from one project to another, and only comparing current listings gives an accurate picture.

Buying off-plan or resale

Buying off-plan lets you choose the floor and the aspect, and many developers offer staged payments during construction. It is in fact a frequent search: a home for sale in Sfax with payment facilities. Before paying a deposit, ask for the building permit, the land title of the plot the block stands on, the actual progress of the works and the delivery schedule written into the contract. A visit to the site on a Saturday morning often says more than a brochure.

A resale flat a few years old has the advantage of being viewed as it is: you see the condition of the common areas, how the building management works and who the neighbours are. Buyers torn between the two options can also look at the houses for sale in Sfax Sud, sometimes within reach for a similar budget further from the city.

Points to check

The title first. A flat must have its own individual land title, created by splitting the development's title; without it, a bank loan becomes difficult and resale gets complicated. Ask how far that process has gone if the development is recent. Then the building management: monthly charges, lift maintenance, cleaning. In small developments, it is often run informally between neighbours, which works as long as everyone pays.

Finally, the construction. Look at the waterproofing of the roof terrace on the top floor, the insulation of south-facing walls, where the air-conditioning units sit and the water pressure. On the Gremda road, find out about neighbouring plots that are still empty: today's open view may become a wall in two years.

Live in it or let it

Some buyers in Sfax Sud do not live in the flat: they are Sfax people living abroad or families putting their savings into bricks and mortar. A well-located S+2 near El Ain or at the start of the Gremda road lets easily to couples or hospital staff. To judge the possible rent before buying, the apartments to rent in Sfax Sud give a good overview of the rental market.

Bear in mind that the Sfax Sud rental market prefers family-sized homes: an S+1 lets less easily than in the centre, whereas an S+2 or S+3 with parking finds a tenant quickly, especially at the start of the school year.
