In Sfax, apartments were long the business of the city centre and of transferred civil servants. Over the past fifteen years or so, developers have followed the roads westwards and built small residences of three to five storeys, with parking in the basement or on the ground floor. It is this market, still young and fairly narrow, that this page covers for the Sfax Ouest delegation.
Listings for apartments for sale in Sfax Ouest come from private owners reselling and from developers or agencies marketing new builds. You contact the advertiser directly, with no imposed middleman. Supply in the delegation remains limited: to compare with Sfax Ville, where apartments are the norm, all the apartments for sale in the Sfax governorate can be viewed on a single page.
Recent residences on the first kilometres
Most apartments in the delegation are on the first kilometres of the Soukra and Menzel Chaker roads, where the city is still dense and plots have lent themselves to small buildings. You mostly find S+2 flats of 90 to 110 m² and S+3 flats of 120 to 140 m², with a separate kitchen, one or two bathrooms and a balcony. Finishes vary a lot from one developer to another: tiling, aluminium joinery, central heating or just air conditioning pre-installation.
New builds here often cost less than in the centre for a comparable size. A recent S+2 frequently sells for between 180,000 and 280,000 DT depending on the floor, the finishes and parking. An older apartment resold by a private owner can go lower, with work to plan for.
Buyers fall into three types. Young Sfaxian couples, who start with an S+2 before building their house. Managers and teachers from other regions, who prefer a new apartment with no building site to manage. And emigrants, who buy to rent out for the year and keep a base for the summer. This last profile explains why some of the apartments for sale are already let.
The villa floor, a Sfaxian speciality
In Sfax Ouest, some of the "apartments" for sale are actually villa floors: a first floor built by a father for a son, with a separate staircase, then put up for sale when the family has other plans. These properties are found around Merkez Chaker, Cité El Habib and Cité El Bahri. They offer more space than a residence S+3, a terrace and no building management fees, but selling a floor raises a precise legal question.
A floor can only be sold cleanly if the house has been placed under co-ownership, with rules and a land title split into lots. Without that, the buyer becomes an undivided co-owner of the whole plot, alongside the heirs of the ground floor. Have a notary or a lawyer check before paying the slightest advance.
What to ask before signing
For an apartment in a residence, ask for the individual land title or, for an off plan purchase, the reservation contract and the progress of works, with a written delivery schedule. Find out about building management: does it exist, who handles it, how much are the charges, is the lift maintained. In many small Sfaxian residences, management is arranged informally between neighbours, which works as long as everyone pays.
Finally, check the parking space, because on the western roads a car remains essential, and the water pressure on upper floors, a frequent concern in outlying districts. If you are hesitating with a house, the houses for sale in Sfax Ouest show the other side of the market. And to check what a property would earn if let, the apartments for rent in Sfax Ouest show the rents advertised in the same districts.
