Apartments for sale in Monastir

17 listings found

For a long time the apartment was a curiosity in the Sahel, where people preferred to build their house one floor at a time. The city of Monastir changed that: pressure from students, the arrival of healthcare professionals and the tourist coastline drew in developers, and an apartment for sale in Monastir has become a standard product, from studio to S+3. In the rest of the governorate it remains a minority, but it is gaining ground in the mid-sized towns.

The listings gathered here cover the whole governorate. They come from developers, agencies and private sellers reselling, and you deal with them directly. Searches in Arabic for apartments for sale in Monastir are frequent, and Tunisians from the region living abroad weigh heavily in demand.

Three reasons to buy, three areas

To live in, families target the residential neighbourhoods of El Halia and Stah Jaber, or the recent buildings along the Sousse road: S+2 and S+3 units with a lift and parking, in residences of modest size. To let, investors buy studios and S+1 units near the faculties of medicine, pharmacy and science, which rent out easily at the start of every academic year. For the sea, finally, buyers look for a sea view apartment for sale in Monastir in Skanes or on the Corniche, often for mixed use: a few weeks a year for themselves, the rest as a holiday let.

These three markets do not have the same prices. A sea view can add a considerable premium per square metre, and a student studio costs more per metre than a family S+3. The page for apartments for sale in the delegation of Monastir goes into each neighbourhood in detail.

Outside the city: Moknine, Ouardanine, Beni Hassen

In Moknine, you find apartments in small buildings put up by families or small local developers, at prices much gentler than in Monastir. The Sahel metro station makes the daily commute feasible. The apartments for sale in Moknine appeal to first-time buyers who work in textiles or commute to Monastir.

Ouardanine, between Monastir and Msaken, is seeing a few recent residences aimed at households that can no longer keep up with city prices; its apartments for sale are still few in number. In Beni Hassen, the apartment remains marginal and often takes the form of a house floor sold separately, with the legal questions that raises.

Buying off-plan or resale

Off-plan, the price is often lower and the choice of floors wider. In return, you need to check that the developer holds a building permit, land registered in their name and a track record of delivery. Ask for an off-plan sale contract that sets the price, the schedule, the finishes and the late delivery penalties. If possible, visit a residence the same developer has already delivered.

With resale, the questions are different: the state of the common areas, whether there is a functioning building management, service charges actually paid by the co-owners, waterproofing of the top-floor terrace. A well-located older apartment in central Monastir resells easily, but it often needs work.

The choice between new and resale also depends on timing. A completed apartment can be lived in or let straight away, whereas an off-plan purchase ties up your deposit for the duration of construction, with the risk of delay that buyers in the region know well. If you are counting on student rent to repay a loan, that delay weighs in the calculation. Conversely, someone preparing a return home in a few years can take advantage of a lower off-plan price, provided a relative on site follows the works and each instalment is paid only once progress has been verified.

Individual title and student lettings

Before any preliminary agreement, check that the apartment has an individual land title or that the building's title has been properly split into lots. Without it, a bank loan becomes difficult, and so does resale. For a buy-to-let purchase, estimate the real rent by looking at the listings for apartments for rent in the governorate, and allow for possible vacancy in summer, when students go home.
