Apartments for sale in Kébili

The Kébili governorate has built almost no apartment blocks. The town grew through detached houses, each family on its own plot, and an apartment for sale remains the exception. When one does appear, it is most often a house floor with an outside staircase, put up for sale by a family that no longer needs it, or a home in a small two or three-storey building above shops.

The listings published on Houni come from private sellers, and supply is very limited and varies from month to month. It appeals to a specific audience: civil servants settled for several years, young couples who do not want to maintain a large house, and families from the region looking for a home in town for a child at school. This page helps you know where to look and, above all, what to check before buying.

Kébili city and Douz, the only real markets

If an apartment for sale in Kebili exists, it is almost always in Kébili city, in the delegations of Kébili Nord or Kébili Sud. Small buildings line the shopping avenues there, with a shop on the ground floor and one or two homes above. Their strength is location: government offices, schools, the market and louages to Gabès are a few minutes away. Their drawback is noise and the lack of a courtyard, which matters in a region where life moves outdoors in the evening.

Douz comes next with an even thinner market, a few floors and two-bedroom flats in the town centre. An apartment for sale in Douz mainly interests those who work in town all year round and want a property that is easy to lock up during the holidays.

In both towns, prices remain modest compared with the coast, but they vary widely from one property to another. A two-bedroom first-floor flat with separate meters and independent access is worth considerably more than a floor of the same size whose stairwell crosses the neighbour's courtyard. The age of the building matters too: many small blocks were built in stages, without a managing agent, and upkeep of the common areas relies on everyone's goodwill. Before making an offer, ask who lives in the other homes and how roof and façade costs have been shared so far.

The villages: the house floor, almost the only format

In Souk El Ahed, in Faouar or in the villages along the Douz road, an apartment for sale is a house floor, built for a married son or to be let. The page on apartments for sale in Souk El Ahed describes this case well, common in Negga and the other villages in the north of the governorate. These floors are spacious, two or three bedrooms with a terrace, and their price is low, but they resell slowly. The typical buyer is a relative of the family or a civil servant posted for a long time, rarely an investor, as rents bring in little in these villages.

De facto co-ownership: the issue to settle first

Buying a floor often means buying a share of a building that rests on a single title or a single family deed. Without a division of the title, you become an undivided co-owner with the family on the ground floor, which complicates resale, inheritance and borrowing. Have a notary check whether the title can be divided or, failing that, draw up a deed that clearly sets out private and common parts: staircase, terrace, water tank, roof.

Also ask whether the floor has its own electricity and water meters, and who pays for waterproofing the roof terrace. A bank will rarely finance a property whose status is unclear: plan for a cash purchase or a payment schedule agreed with the seller, and get it in writing.

Compare before you decide

The climate weighs on value. A top floor under a poorly insulated slab becomes very hard to live in from June to September, when the heat often exceeds 40 °C. Visit at the hottest time of day, look at the orientation and the thickness of the walls, and check that several air conditioners can be installed without overloading the meter.

For a similar budget, a small single-storey house with a courtyard is often available, with a simpler title and more independence. Compare with the houses for sale in the Kébili governorate, or widen the search to property for sale in Kébili, which brings houses and floors together on one page.
