El Omrane Supérieur is not a brochure neighbourhood. People rarely buy off-plan here, and almost never in a gated residence. What sells are multi-storey family houses, levels sold off separately, apartments in the Ibn Khaldoun blocks and a few newer houses towards El Intilaka. This page brings all of these together to give an overview of real estate in Omrane Supérieur.
Listings online are few and come mostly from private sellers, often families selling after an inheritance or a move. You contact them directly on Houni. To place prices against the rest of the capital, see all property for sale in Tunis governorate.
Who buys here, and why
The typical buyer in El Omrane Supérieur is someone from the neighbourhood. Children who grew up in the estate and want to stay near their parents, families moving from renting to owning, shopkeepers set up on the main street: much of the market works locally, and a house's reputation does the rounds before the listing even appears.
Next come households working in central Tunis who want an affordable home on the light rail. For them the appeal is simple: for the same budget, you get floor space here that you can no longer find in El Menzah or Ennasr. Finally, a few investors buy small units to let to students, drawn by demand that never flags at the start of the academic year.
Three areas, three types of property
Upper El Omrane Supérieur is the domain of the multi-storey house on a small sloping plot, with a roof terrace and a view over the city. Prices are the lowest in the delegation, but car access and finishes often need work.
Cité Ibn Khaldoun mixes apartment blocks and rows of estate houses. It is the most sought-after and easiest area to sell in: a decent property goes quickly. For an apartment in a block, the page of apartments for sale in El Omrane Supérieur is more precise.
Cité El Intilaka has newer buildings, houses with a bit of garden and low-rise blocks. The setting is quieter, the shops a little further away. For houses only, see houses for sale in the delegation.
A practical note on parking: across much of the delegation the car stays in the street, and the lanes higher up sometimes only let one vehicle through. A house with a garage or road access is worth clearly more than an identical one at the top of a flight of steps. On the other hand, for a buyer who gets around by light rail, this matters less and makes it possible to negotiate a bigger property for the same budget. Ask yourself the question before viewing, it changes which listings you shortlist.
Before you sign
The neighbourhood was built fast, often by successive additions, and the paperwork does not always keep up. Insist on the land title or the registered purchase deed, the building permit and, for a floor, proof of a proper co-ownership arrangement. Check that the house is not caught in an unsettled inheritance between heirs, and that there is no mortgage on it.
On site, check the state of the structure, especially for floors added later, the roof terrace waterproofing before winter and the water pressure on the upper levels. Prices vary a lot between a property to renovate and a well-kept house: compare several listings, and pay no deposit before a notary or lawyer has checked the file. For a patient buyer, the quieter autumn and winter months leave more room to negotiate.
