Buying a home in Ras Djebel means choosing between two projects: living here all year, near the market, the schools and the town's jobs, or owning a summer base a few minutes from Rafraf beach. The two markets overlap, and many buyers, families from the region settled in Tunis or emigrants in Europe, look for a property that serves both: lived in during July and August, let or left with a relative the rest of the time.
This page gathers the houses and flats for sale in the delegation. The online supply stays small and comes mostly from private sellers; on Houni, you call the seller directly. To compare with a wider market, property across the whole governorate is on the page of homes for sale in the Bizerte governorate.
What you find on the market
Detached houses dominate by far: town houses in Ras Djebel and Ras El Djebel Nord, village houses in Metline, Metline Ouest and Sounine, summer villas in Rafraf. Listings for these properties are grouped on the page of houses for sale in Ras Djebel.
Flats are rarer. There are two kinds: villa floors, sold separately when a family splits a property among heirs, and a few flats in small residences, mostly around Rafraf, designed for holidays. An apartment for sale in Rafraf mainly appeals to buyers who want the sea without the upkeep of a house and garden. In the town of Ras Djebel, apartment buildings remain the exception.
On the buyer side, three profiles recur: the local couple working in the area who want to stop renting, the civil servant or retiree from Tunis returning to their parents' village, and the emigrant preparing a return or a holiday home. The latter often buys remotely, through a brother or cousin in charge of viewings, which lengthens timelines but makes the seller patient.
Buying a floor: special precautions
Buying a floor of a family house calls for more care than buying a whole house. Check that the floor has its own title deed or a clear deed of division, that the staircase and roof access are clearly specified, and that the water and electricity meters are separate. Without written co-ownership rules, have the deed state who maintains the roof, the facade and the shared cistern.
Find out about the neighbours downstairs too: in most cases, they are the former owners or their family. Getting on well makes daily life easier; an unresolved inheritance dispute, on the other hand, can hold up the transfer of title for a long time.
Documents to ask for before any offer
Title deed or deed of purchase, building permit covering every level, latest municipal tax receipt: these are the three basic documents. In a delegation where many properties belong to families partly living abroad, add the list of owners and check that each one will be able to sign, in person or by certified power of attorney.
If you plan to finance with a bank loan, tell the seller from the first contact. A property without a title deed, or with levels built without a permit, will be hard to finance, even though a private sale before a notary remains possible.
Prices and timing
Prices generally stay below those of Bizerte city for the same floor area, with a clear gap between the inland part of the delegation and the streets near Rafraf beach. Be wary of listings without a price: they are often used to test the market during the summer, when emigrant buyers are around.
Most transactions take place between June and September. To negotiate on better terms, autumn and winter are more favourable. If your plan is rather to build, look at the land for sale in Ras Djebel before deciding.
