Property for sale in La Nouvelle Medina

11 listings found

La Nouvelle Médina is one of the few delegations in the southern suburbs where a household can still hesitate, on the same budget, between an S+3 apartment (three bedrooms plus a living room) in a residence and a town house still to be finished: the two sit side by side in the same streets, and prices in the area stay below those of El Mourouj, Ezzahra or Ben Arous town. This page gathers everything for sale to live in across the delegation, apartments, villa floors, detached houses and semi-detached villas, from Nouvelle Médina 1 to Sidi Mosbah.

Listings are posted on Houni by private owners, agencies from Ben Arous and El Mourouj and a few developers; you deal directly with the advertiser. The delegation's combined supply is steady but not plentiful, and it is wise to read it alongside all the property for sale in Ben Arous governorate, where Mornag, Mohamedia and Fouchana offer more houses and plots for the same budget.

Apartment or house: the choice specific to La Nouvelle Médina

The apartment is the product of the Nouvelle Médina 1 and 2 sectors and El Yasminet: resale S+1 and S+2 flats in 2000s blocks, new S+2 and S+3 flats in more recent residences with a lift and parking. It is the purchase of first-time buyers, often on credit, and it sells on without difficulty as long as parking is sorted. Prices by type and by sector are detailed on the page of apartments for sale in La Nouvelle Médina.

The house is the product of Errabta, Sidi Mosbah and El Yasminet: a two-storey town house on 150 to 250 m², built in stages, sometimes unfinished, or a semi-detached villa on a recent estate. It is the purchase of families who want to house two generations or let the upper floor to pay off the loan. The price ranges and pitfalls specific to houses, upper-floor permits, joint ownership, waterproofing, are covered on the page of houses for sale in the delegation.

Who buys, and when

Three profiles dominate. Young couples from the southern suburbs, often renting an S+1 in the neighbourhood, who buy their first S+2 with a bank loan and help from their parents. Settled families moving from an apartment to a house without leaving the delegation, to keep the children's school and their jobs in Ben Arous or Mégrine. And parents or brothers who have gone to work abroad, who buy an apartment or a house to finish for the family back home, and who mostly close the deal during their summer holidays.

The market is therefore active all year round with two high points: spring, when loans come through and families want to move before the new school year, and summer, when buyers from abroad are in town. Winter is when a local buyer negotiates best. As for land, a few bare building plots remain towards Sidi Mosbah and the Mornag road, but they are rare and tend to appear in governorate-wide listings rather than in the delegation's.

Guide prices by type

As a reading aid rather than a valuation: a resale S+1 often changes hands for between 110,000 and 160,000 DT (Tunisian dinars), an S+2 for between 150,000 and 250,000 DT depending on the age of the block, a recent S+3 for more. A habitable two-storey town house frequently starts at around 250,000 DT, and a semi-detached villa in El Yasminet often tops 450,000 DT. An unfinished house sells at the price of the land and the shell, well below that, but you need to budget for completion and for regularising the permit.

El Yasminet is the most expensive sector in every category, Sidi Mosbah the cheapest; Nouvelle Médina 1 and 2 and Errabta sit in the middle.

Checks common to every purchase

Whatever the property, three documents before talking price: the individual land title, the building permit (and the authorisation for any added storey) and the latest municipal tax receipt. Check that the seller is the sole owner or that all the joint owners sign; go through a notary for the promise of sale and the deed; and have the sale registered with the land registry without delay. For an apartment, add the co-ownership regulations and the statement of service charges; for a house, the state of the roof slab and the drains after rain. A property that ticks all these boxes is easy to finance, and that is the first condition for a trouble-free resale.
