Property for sale in Cité Ettadhamen

4 listings found

Cité Ettadhamen is one of the largest working class districts of Greater Tunis, west of Ariana, right next to El Mnihla and Douar Hicher. It was built from the 1970s onwards by successive waves of families from the North West, who built for themselves, room by room, floor by floor. That is what gives today's market its face: you rarely buy a "finished" home here, you buy a house that already has a history, and often another floor still to come.

Homes for sale in Cité Ettadhamen are mostly traded between private individuals, by local word of mouth and, more and more, online. Published supply stays small: a few listings at a time, rarely more. To widen the comparison to Ennasr, Raoued or Kalaat El Andalous, all the homes for sale in the Ariana governorate are grouped on a single page, and every advertiser can be contacted directly there.

Ettadhamen, 9 Avril, 18 Janvier, Mongi Slim

Listings are spread across the delegation's main areas. The heart of Cité Ettadhamen, around the shopping streets, has the oldest and tallest houses: a commercial ground floor, one or two residential floors, sometimes a room added on the roof. The 9 Avril and 18 Janvier cités have a slightly more regular layout, with small plots, often between 100 and 150 m², where each family raised its house as it could afford. Mongi Slim, more tightly packed, offers mostly modest houses and a few independent floors.

Everywhere, the rule is the same: the street counts as much as the house. A house on a paved, busy street reachable by car is worth much more than the same floor area at the end of a narrow dead end. Before visiting, locate the property precisely on a map and walk to the nearest bus stop.

What you buy: the house, the floor, rarely the apartment

The vast majority of properties are detached houses built by their owners. When a family sells, it sells either the whole house or a floor with a separate entrance, a very common formula here because it lets a buyer on a tight budget become an owner. To target whole houses only, the page of houses for sale in Cité Ettadhamen narrows the search.

Apartments in residences, with a managing agent and a lift, are almost absent from the district. What people call an apartment in Ettadhamen is most often a house floor, which changes the checks to make. Prices remain among the most affordable in Greater Tunis: a cheap house for sale in Ettadhamen can still be found, provided you accept finishing work and a street without easy parking.

Many searches are also about renting, especially a house to rent in Cité Ettadhamen, in high demand among young couples and workers. This page only covers sales; owners who let a floor often do so without a listing.

Paperwork: the point never to overlook

The district was largely built outside official subdivisions. Many houses rest on a private sale contract, with no individual land title, and some never had a building permit for their upper floors. Rehabilitation programmes over the years brought roads, lighting and sewerage to many streets, but they did not regularise every plot.

Before any price discussion, ask what the seller can show: land title, contract registered at the tax office, building permit, municipal tax receipts. Have the file reviewed by a lawyer or a notary. A property without a title does sell, but for less, and it is hard to finance with a bank loan. For a floor, also check who owns the roof and how the water and electricity meters are shared.

When and how to buy

The market runs all year, with a peak at the end of summer, when emigrant families or those who settled elsewhere decide to sell the family house. It is also when inheritances are settled, which brings houses jointly owned by brothers and sisters onto the market: make sure all the heirs sign.

Visit by day and then in the evening, to judge the noise, the traffic and how lively the street is. If you are looking for a commercial unit rather than a home, commercial ground floors have their own page: the offices and shops for sale in Cité Ettadhamen.
