Property for sale in Ariana Ville

58 listings found

Buying in Ariana Ville starts with a choice between three kinds of property. The flat in a residential block, new or recent, dominates in Ennasr 2 and Nouvelle Ariana. The villa floor, sold separately with its own entrance and terrace, is the speciality of El Menzah 6, Ennasr 1 and Ariana Supérieure. The whole house, lastly, can be found in every neighbourhood, from the villa with a garden in Ennasr 1 to the old house in central Ariana. Budget, the need for a loan and how much time you are prepared to spend on works often decide more than the neighbourhood itself.

This page brings together every category of home for sale in the delegation. Listings come from developers, agencies and private sellers, and you deal directly with the advertiser. To compare with neighbouring delegations, where prices per square metre are often lower, all the property for sale in Ariana governorate is gathered on one page.

Which home for which budget?

At the bottom of the ladder, an older S+1 or small S+2 in the old centre of Ariana or in Ettaamir is still the most affordable way into the delegation, often under 250,000 DT depending on condition. It is the typical purchase of a young couple working in Tunis and relying on the metro, or of an investor aiming to let to students. In the middle range, a recent S+2 or S+3 in Nouvelle Ariana, El Yasmina or Ariana Supérieure allows a first purchase with a mortgage, in a building with a lift and parking.

Higher up, Ennasr and the Menzah share the comfortable budgets: a new developer flat in Ennasr 2, a villa floor in El Menzah 6, a whole villa in Ennasr 1. Prices by neighbourhood are detailed on the apartments for sale in Ariana Ville and the houses for sale in Ariana Ville.

The villa floor, a halfway house typical of Ariana

The villa floor deserves particular attention, because it is a kind of property seldom found outside the residential districts of northern Tunis. A family built an extra floor on its villa, then sold it on its own, with an outside staircase and sometimes sole use of the roof terrace. You get the floor space of a house, without the price of a whole villa or the service charges of a residential block.

The catch is legal. The floor must have its own land title, created by a proper division into co-ownership; otherwise the buyer only owns a share of an undivided property. Also ask who pays for waterproofing the roof, who has use of the garden and the garage, and how the meters are split. Settling these points beforehand saves years of disputes with the neighbour on the ground floor.

Who buys in Ariana Ville, and when

Many buyers are families already settled in the governorate trading up, managers working in El Ghazala, Les Berges du Lac or central Tunis, and Tunisians living abroad preparing a return or putting their savings to work. The latter do most of their viewings in summer, which makes sellers less pressed between June and September. Autumn and the start of the year are better for negotiating.

Investors mostly look at small units close to the metro and the El Manar campus, easy to let by the year. They compare the purchase price with the rents shown for property for rent in Ariana Ville, a sum that often comes out in favour of the old centre rather than Ennasr.

Documents to ask for before any offer

Whatever the type of home, three documents govern the sale: the land title in the seller's name, a building permit matching what has been built, and proof there is no mortgage or seizure. In a block, add the co-ownership rules and the amount of the building service charges. For a new build, read the reservation contract and the developer's delivery schedule.

For an inherited house or floor, check that all the heirs agree and will be able to sign at the notary's. An unsettled estate is the most common reason sales drag on in the Menzah.
